Inspection List

  • Turn Over Complete Inspection Completed after vendor reports turn over is complete BEFORE tenant moves in. Verify work is completed to satisfaction and property is move in ready.
  • Move In Inspection Completed on-site with tenants present to document property condition at move in; Tenant signature is required to secure security deposit.
  • Annual Property Inspection Occupied inspection conducted once per year to ensure property safety and upkeep.
  • Move Out Inspection Completed on-site upon move out to document property condition at move out. Compared to Move In Inspection to determine deductions and refund amounts.

Inspection FAQs

Yes. Sagareus conducts a required annual inspection of each property under management to ensure proactive maintenance, verify lease compliance, and protect the long-term value of your investment. This inspection is mandatory and cannot be waived.

Annual inspections review the overall condition of the property, identify maintenance needs (vent cleaning, gutter cleaning, furnace servicing), check for safety issues, verify lease compliance, and document all appliances and major systems. Each property has specific maintenance tasks tracked in its inspection report.

All inspection reports are delivered via email with detailed photo documentation. Reports include written notes from the inspector, photos of each room and area, and any recommended maintenance actions.

Copies of Inspection Reports are stored digitally and available via online portal.

The annual inspection fee is 5 to 15% of one month's rent, depending on the property. Move-in and move-out inspections are included as part of the leasing and turnover process.

Move-in inspections are created on the move-in date with the tenant present. The report documents the baseline condition of every room, fixture, and surface with photos. The tenant signs the report, and it is available to both the owner and resident through their respective portals.

After the move-out inspection, the report is compared against the move-in inspection to identify damage beyond normal wear and tear. Deposit disposition is handled per RCW 59.18.280 with an itemized statement of any deductions mailed to the tenant's forwarding address within 30 days.

Normal wear and tear (no charge): Small nail or tack holes, loose door handles, minor scuffs present at move-in, burnt-out light bulbs.

Damage (deducted from deposit): Large wall holes from TVs or shelving, unauthorized paint or alterations, stains or burns on surfaces, broken fixtures, pet damage, left-behind items.

On occasion, Sagareus may perform a wellness check if a complaint or notice raises concern about tenant welfare or property condition. These are conducted between formal inspection cycles to ensure safety and address any issues promptly.
