This commitment applies to all aspects of our business, including but not limited to: tenant screening, lease execution, rent collection, maintenance services, property inspections, lease renewals, and the termination of tenancies.
Federal Fair Housing Act
The Federal Fair Housing Act (Title VIII of the Civil Rights Act of 1968, as amended) prohibits discrimination in the sale, rental, and financing of housing based on race, color, national origin, religion, sex, familial status, and disability. Sagareus complies fully with the Fair Housing Act in all operations.
Washington State Law Against Discrimination (RCW 49.60)
Washington State law provides additional protections beyond the federal Fair Housing Act. Under RCW 49.60, it is unlawful to discriminate in real estate transactions based on race, creed, color, national origin, citizenship or immigration status, families with children status, sex, marital status, sexual orientation, gender identity, age, honorably discharged veteran or military status, the presence of any sensory, mental, or physical disability, or the use of a trained dog guide or service animal.
Sagareus maintains full compliance with RCW 49.60 across all service areas.
Seattle Fair Housing Ordinance (SMC 14.08)
For properties managed within Seattle city limits, Sagareus additionally complies with the Seattle Fair Housing Ordinance, which provides protections including but not limited to: political ideology, Section 8 certificate or voucher holder status, and use of a service or assistance animal. Seattle's First-in-Time rule and Fair Chance Housing ordinance are also followed for all Seattle properties.
Our Screening Process
Sagareus applies consistent, objective screening criteria to every applicant. Our multi-level screening process, including AI-powered underwriting, is designed specifically to remove subjective decision-making and ensure every applicant is evaluated against the same standards.
- Rental criteria are established by the property owner in advance and applied uniformly
- Criteria are not altered without the owner's written authorization
- All screening decisions are documented and traceable
- Adverse action notices are provided to all declined applicants as required by law
- First-in-Time application processing is followed for all Seattle properties
Service and Assistance Animals
Sagareus recognizes the rights of individuals with disabilities to use service animals and emotional support animals (ESAs) in their housing. Service animals and ESAs are not considered pets and are not subject to pet rent, pet deposits, or breed/size restrictions. Proper documentation is required and handled confidentially through our leasing team.
