How Sagareus Reviews Every Application
Every application goes through the same multi-level review process. No exceptions, no shortcuts. This structure ensures consistent, Fair Housing compliant decisions on every applicant.

Administrative Review Leasing support team collects required documentation, verify application completeness, and flag any discrepancies or missing items before the file moves forward. May request additional documents or a co-signer if needed.

Criminal & Eviction History Check Background screening includes criminal history, sex offender registry, and eviction records. Evaluated in compliance with Washington State law and local ordinances.

Income Verification Most recent 2 months household gross income verified and calculated to meet the property specific income requirement.

Rental History Verification Current and prior landlords are contacted to confirm payment history, lease compliance, notice given, and account standing.

AI-Powered Underwriting Our internal AI system analyzes income calculations, credit data, and document consistency to confirm accuracy and catch errors a manual review might miss.

Leasing Manager Review A Leasing Manager manually reviews the full application package, verifies income documentation and credit reports, and may request additional documents or a co-signer if needed.

Senior Escalation (if needed) Borderline applications or those with unusual circumstances are escalated to a senior team member for final review before a decision is made.

Final Decision & Notification Approved applicants receive a lease for review and signing. Declined applicants receive an Adverse Action Notice with the specific reason for denial.
Application FAQs
Sagareus accepts the following:
- Recent paystubs from your employer
- Previous year's tax return
- Signed offer letter for pending employment (must include start date)
- Verification letter for SSI, retirement, child support, Section 8, rental assistance, or other recurring income

Yes. We accept co-signers/guarantors.
- Who needs one: Applicants who don't fully meet income requirement and/or are within 50 points of the required credit score.
- What they do: Co-signers are fully responsible for rent and lease obligations if the tenant doesn't pay. Co-signers sign the lease along with all tenants.
- How to apply: Co-signers must submit a separate application and screening fee.
Rental verification is part of our screening process. Sagareus contacts your current and previous landlord(s) to confirm:
- Rent was paid on time
- Lease terms were followed (no major violations)
- Proper notice was given and the account is settled
To speed things up, upload a tenant ledger showing a $0 balance to your application or email it to leasing@sagareus.com.
Each property is individually owned, and Sagareus enforces the applicant criteria set by each owner.
Credit, income, and rental history requirements vary depending on the property. Please review the individual listing for the specific qualifications that apply.
The application fee is $35 per person. Every person over the age of 18 who will be on the lease must complete an application. The fee is charged immediately upon submission and is non-refundable.
Yes. We accept Section 8 and other rental assistance programs. Please submit your documents to leasing@sagareus.com for processing.
All declined applicants are provided with an Adverse Action Notice that outlines the reason the application was not approved.

Home offices are always permitted. This includes remote work, freelancing, consulting, and other setups that do not involve regular visitors or unusual property use.
Businesses that require written approval include:
- Home daycares or child care operations
- Pet sitting or pet daycare services
- Catering or food production businesses
- Hair salons, massage therapy, esthetician services
- Any business that increases traffic, deliveries, noise, or impact to neighbors

Tenants are permitted to install TV wall mounts under the following conditions:
- All TV mounts must be professionally installed by a licensed and insured handyman or contractor
- Tenants are responsible for all wall damage related to TV åmount installation and removal
- Typical drywall repairs after mount removal can range between $600 - $1,000
- Avoid anchoring into tile, brick, or masonry (repair costs can reach $5,000+)
Please submit a maintenance request if you would prefer Sagareus coordinate a vendor for TV Mount Installation.
Allowed: Lightweight decor using small nails or tacks. This is considered normal wear and tear and will not result in a charge at move-out.
Allowed with warning: Shelves, mirrors, or heavy items that require screws or anchors. These installations often result in larger holes or wall damage. You may be charged for repair costs at move-out. Consider "Monkey or Gorilla Hooks" for least damage option.
Avoid anchoring into tile, brick, or masonry surfaces. Repair costs can reach $5,000 or more.
Emotional Support Animals (ESAs) are not considered pets and are always accepted regardless of a property's pet policy. They are not subject to pet rent, pet deposits, or breed/size restrictions.
For an Emotional Support Animal (ESA):
- A letter from a licensed mental health professional (therapist, psychologist, psychiatrist, or licensed counselor)
- The letter must be on the provider's official letterhead
- It must state that you have a disability-related need for the animal
- The letter must be dated within the last 12 months
- The provider must be licensed in Washington State or the state where you are currently receiving treatment
Service Animals are not considered pets and are always accepted regardless of a property's pet policy. They are not subject to pet rent, pet deposits, or breed/size restrictions.
For a service animal:
- No documentation is required by law for trained service animals under the ADA
- We may ask two questions: (1) Is this animal required because of a disability? (2) What task has the animal been trained to perform?
Sagareus complies with the Fair Housing Act, Washington State law (RCW 49.60), and HUD guidelines regarding assistance animals.
