Yes. While we are headquartered in Bellevue, most of the homes we manage are outside the Seattle city limits. We serve owners throughout the Eastside, South Sound, North Sound, and Kitsap Peninsula, and we maintain a local vendor network across the entire service area.
We serve Tacoma on a limited basis. We do not market in or take on properties in Olympia or anywhere south of Tacoma, so we can keep our coverage tight and our service responsive across the Puget Sound.
No. Our fees are percentage-based and consistent across our service area. Where your property sits within the greater Seattle and Puget Sound region does not change your pricing.
Yes. Every property we manage follows Washington State law under RCW 59.18, and we also track the city-specific ordinances that apply across the region, including local rules in places like Seattle, Burien, and others. Each city page covers the local regulations that affect your rental.
We manage single-family homes, condos, townhomes, duplexes, triplexes, fourplexes, and small apartment buildings (up to 30 units) throughout the greater Seattle and Puget Sound region, including King, Snohomish, Pierce, and Kitsap counties.
Our monthly management fee is 6 to 10% of gross monthly rental income, depending on property type and portfolio size. Tenant placement is a $2,000 flat fee. All fees are documented in your management agreement before signing. No hidden costs.
Every applicant goes through a multi-level screening process: administrative review, AI-powered underwriting, manager review, and senior escalation when needed. Screening includes credit, criminal background, income verification, employment verification, rental history, and eviction history. All screening complies with Washington State law and local fair housing ordinances.
