I'm excited to share our recent and upcoming improvements, each designed to enhance your asset's performance. 

Recent Improvements

  • Automated Renewals & Rent Increase: We deployed custom software to automatically generate city-specific rent increase and lease renewal notices, ensuring compliance with local jurisdictions and consistent annual rent increases.

  • Leasing: Expanded the team to five dedicated Leasing Agents plus support staff to drive down vacancy through area expertise, faster response times, and flexible showing availability. Additionally, we’ve updated our communication protocol to give you greater visibility into the leasing process. You’ll now receive timely notifications when tenants move out, a detailed turnover report, the updated listing details, and weekly leasing progress updates, allowing for more fine-tuned control over leasing activities.
  • Collection:  Our dedicated collections team actively monitors all late and bounced payments and follows up through multiple channels to establish and oversee payment plans. In addition, we’ve recently implemented a proactive approach for our most chronically late tenants: sending an agent to pick up cashier’s checks or money orders in person. This new process has led to significant improvements in collecting overdue rent from our most challenging accounts.
  • Tenant Satisfaction: In response to our tenant satisfaction surveys, we have expanded our vendor roster to provide more responsive and affordable repair options, often completion within 48 hours. We’ve also built up our inventory of temporary appliances, such as fridges, heaters, and A/C units, allowing us to address appliance failures with less inconvenience to tenants.
  • Automation: Our custom software runs daily to proactively monitor and resolve data inconsistencies, enhancing the reliability of our systems and reducing the potential for errors.

Upcoming Improvements

  • Owner Communication Preference: By popular demand, we are working on a standard set of owner communication preference, made visible throughout our tech stack.  This is will enable owners to specify how maintenance tickets are handled and their preferred communication level. 
  • Reduce Rent Deposit Time:  While the majority of tenants pay rent via their Resident Portal, Sagareus still receives 50+ paper checks each month; We are rolling out new procedures to significantly speed up processing time.
