Move Out Procedures
1: Provide Notice to Vacate
You may provide notice via your Resident Portal, via our Customer Service Form via email to mgmt@sagareus.com.
Please provide at least 20 days Notice to Vacate of your lease end date. For example, if your lease ends on March 31, you need to provide notice by 5pm, March 11th.
2: Plan to vacate on or before 9pm on the last day of your lease
Field Team will confirm the day/time for your final Move Out Inspection. Your presence is welcome, but required for this inspection.
Vendors will begin working on your unit as soon as 8am the following day. Locks will be changed and any remaining items will be dumped.
If you need additional time to move, please contact Field Manager immediately to reschedule the inspection.
3: Provide forwarding address + instructions for deposit return
Please provide your forwarding address and any special instructions for security deposit refund via Resident Portal or via email to mgmt@sagareus.com.
For example, if the deposit should be divided between 2 roommates, please provide written instruction to avoid confusion.
4: Security deposit will be refunded within 3 weeks
Accounting will send security deposit and final statement via mail in 3 weeks (or less).
If you fail to provide a forwarding address, the check will be available for pick up at our office by appointment.
4a: To avoid cleaning , replacement, or repair charges
- The property must be cleaned and restored to to original condition, less normal wear and tear.
- All cleaning, repairs, and replacements must be done to management satisfaction.
- All personal items and debris must be removed. Any costs incurred for item disposal, including items left by the dumpster, will be deducted from security deposit.
- All keys and garage door openers must be returned; Replacements fees will be deducted from security deposit.
4b: Deductions to expect from deposit
- Standard professional carpet cleaning charge
- Closing utility bills
- Past due rent or other outstanding balance
- Damages caused to property beyond normal wear & tear
4c: What is considered Normal Wear & Tear?
Normal wear and tear is best defined as "the expected deterioration of a property through normal use." Normal wear and tear is not caused by abuse or neglect.
Common Wear and Tear Items
Assuming a standard 12 month lease, below is a list of items commonly found at turn over that ARE considered normal wear and tear. Outgoing Residents should (usually) not be charged for these items:
- Small tack and nail holes in the walls
- Dirty grout / caulking
- Loose door handles, toilet, faucets, or hinges
- Burnt out light bulbs / appliance bulbs
- Any scratches, dents, or other small items that were present at move in
Common Damaged Items
Assuming a standard 12 month lease, below is a list of items commonly damaged in rental properties. Residents should expect to be charged for the repair of the following items:
- Items left in the rental property or left near the dumpster
- Unapproved alterations, including painting
- Large holes in the walls (usually to mount a TV, large picture, shelving and/or mirror)
- Broken or missing doors, locks, window coverings, plumbing or light fixtures
- Stains or burns on flooring, counter tops, or walls
- Broken toilet bowl, seat or tank
- Missing, dirty or broken appliances
- Lost garage door openers
- Pet damage (chewing, urine, feces, excessive smells)
5: In the event charges exceed Security Deposit amount
Should cleaning, repair and replacement charges exceed the security deposit, management will send you a statement outlining the charges and expect payment within 30 days.
Payments plans are available, as needed. Failure to pay will result in the amount owed being sent to collections on every adult on the lease.
6: In the event you disagree with deductions
Should you find the deductions from your security deposit excessive, please complete our Customer Service Form.
Sagareus Manager will conduct a 2nd review of Move In and Move Out Reports, receipts and invoices of repairs done at turn over.
You will receive a response within 72 working hours of review findings.
