Draft listing prepared and reviewed for accuracy by Leasing Manager and Property Owner to ensure all details and features are included before going to market.

Professional Photos

Photos are the first showing; Great photos create great rental listings. Sagareus requires professional photos on all listings.

Online Marketing

Sagareus listings are syndicated to all online rental listing platforms for optimal reach and exposure.

Dedicated Agent

Every listing is assigned a dedicated Leasing Agent to receive inquiries, answer questions and provide in-person guided showings to every prospect.

Virtual Tours

Leasing staff is equipped to provide virtual tours via FaceTime or zoom for prospects relocating to the area.

Listing Video

Sagareus produces listing videos for each listing for greater exposure via social media channels.

Active listings are reviewed weekly to track and monitor # of inquiries, # of showings and feedback. Adjustments made to listing as needed.

Owner Update

Property Owner receives weekly update of activity, feedback and recommendations.

Detailed Process

PreListing

When notice to vacate is received or vacant property is onboarded:

  • Leasing Assistant initiates Leasing Process
  • Move out date is confirmed and target list date is estimated
  • Leasing Manager prepares draft listing included:
    • Market Rent analysis
    • Bed / bath / sqft
    • Key features list
    • Marketing remarks
  • Leasing Manager sends PreListing email to property owner for accuracy review
  • Update draft as needed

PreLeasing

Once draft is approved:

  • Leasing Manager updates property status as available for Pre-Leasing
  • Leasing Staff can show unit to potential applicants prior to listing while property is being repaired, cleaned and/or waiting for photos. 
  • Once turnover work is completed, photos are scheduled. 
  • As soon as photos are received, property is listed.
  • Leasing Assistant notifies owner via e-mail Listing is Live

Active Listings

Once property is listed:

  • Rental listings are syndicated through the following providers:
  • Leasing Manager assigns property to dedicated Leasing Agent
  • Leasing Agent & Manager review every listing weekly to track and monitor
    • # of inquiries
    • # of showings
    • Agent / Prospect feedback
    • Syndications are performing as intended
  • Leasing Assistant sends weekly update to owner to include:
    • # of inquiries
    • # of showings
    • # of applications received
    • Agent / Prospect feedback
  • Leasing Manager makes pricing and/or other incentive adjustments weekly based on performance
  • Showings continue until a lease is fully executed

Lease Signed

Once lease is signed:

  • Owner is notified via e-mail detailing move in date and next steps; Signed Lease attached.
  • Scheduled showings are cancelled
  • Other applicants are informed; Provided other housing options, as available
  • Listing is deactivated
  • Market rent updated under property profile
  • Move In email sent to incoming tenant(s) detailing funds due within 48 hours and at move in.
    • Welcome Home letter attached detailing utility set up, Resident Portal link
  •  Tenant ledger generated and double checked.
  • Move In procedures are initiated.  

Move In

Once Lease is fully signed:

  • Move In procedures are initiated
  • Leasing Assistant
    • Prepares resident ledger and confirms move in fund total
    • Sends Move In email to tenants to confirm move in date, funds required and utility details.
    • Notifies owner lease is signed via email with Lease attached.
    • De-lists property
    • Notifies other applicants 
    • Invites tenants to Resident Portal
    • Schedule 'Quick Clean' prior to move in
  • Leasing Agent remains point of contact for tenants
    • Schedules move in appointment
    • Confirms keys and mailbox key are present + functional
    • Meets tenants for move in to collect funds & complete Move In Condition Report
    • Delivers move in funds & key to main office.
  • Leasing Manager oversees & double checks entire process
    • Reviews Move In Condition Report for completeness & signatures
    • E-mails copy to owner & tenant via respective portals
    • Double check tenant ledger for accuracy
