Accounting & Reporting FAQs

Distributions are sent via EFT when monthly reports are delivered between the 15th and 20th of each month. Funds typically arrive in your account within 3 business days. 

Each month you receive: an Owner Statement summarizing income and expenses, a Rent Roll showing collection status for each unit, an Income Statement for the reporting period, and a Bank Reconciliation for your operating account. All reports are available through your owner portal.

All financial documents, statements, and reports are available 24/7 through your owner portal. You can view current and historical statements, inspection reports, lease documents, and property performance data at any time.

Sagareus manages water and sewer accounts to monitor usage and ensure cost recovery. For centralized billing, the utility bill is received and paid from the owner's operating account, then the applicable charge is added to the resident's ledger. For shared meter properties, flat fee utility billing is calculated based on actual historical usage data.

Tenant security deposits are held in liability trust account. Upon move-out, Sagareus handles the full deposit disposition process per RCW 59.18.280, including itemized deductions mailed to the tenant's forwarding address within 30 days.

Yes. Sagareus distributes 1099-MISC income documents to vendors and owners via email each year. Physical copies are available upon request. A year-end report consolidating all monthly reports is also provided for easy tax filing.
