We manage single-family homes, condos, townhomes, duplexes, triplexes, fourplexes, and small apartment buildings (up to 30 units) throughout the greater Seattle and Puget Sound region, including King, Snohomish, Pierce, and Kitsap counties.
Our monthly management fee is 6 to 10% of gross monthly rental income, depending on property type and portfolio size. Tenant placement is a $2,000 flat fee. All fees are documented in your management agreement before signing. No hidden costs.

Yes. You set the parameters, and we execute. You choose your level of involvement, from fully hands-off to approval-required for maintenance above a dollar threshold you set. Our owner portal gives you real-time visibility into financials, inspections, and tenant communication.
Every applicant goes through a multi-level screening process: administrative review, AI-powered underwriting, manager review, and senior escalation when needed. Screening includes credit, criminal background, income verification, employment verification, rental history, and eviction history. All screening complies with Washington State law and local fair housing ordinances.
Full-Service Property Management means we handle everything: Rent collection, maintenance, tenant communication, lease renewals, inspections, financial reporting, and evictions if needed. You stay completely hands-off while we protect and optimize your investment on an ongoing basis.
Tenant Placement is a one-time service where we find and place a qualified tenant in your property: Marketing, showings, screening, lease execution, and move in. Once your new tenant moves in, you take over day-to-day management yourself.
