Move Out: Sagareus Leasing team will reach out and coordinate keybox install for current occupants to leave keys. Once confirmed vacant, staff will inspect and provide a turn over estimate.
Leasing: 1-2 weeks prior to move out, Leasing staff will prepare a Listing Strategy Report and send it for review, per your communication preferences.
Listing & Showings: Dependent on photos. Staff will flag the property photo ready as soon as possible, depending on property condition at move out.

Definition: individual units are not recognized as separate addresses in official tax records, so USPS and internet providers do not support the units as separate, serviceable addresses.
Internet: the owner is responsible for reliable internet in every unit, active before tenant move-in, with the provider's unit labels matching ours exactly. If unit-specific service cannot be established, the owner sets up and maintains a single shared WiFi for the property and provides Sagareus the network name and password to share with residents at move-in. Tenants are never asked to establish their own internet service at these properties.
Mail: non-permitted additions can leave units without reliable mail service. In that case, tenants are instructed to establish a private mailbox with USPS, UPS, or FedEx, and the recurring cost is credited to their ledger upon proof of cost, up to $30 per month.
Distribution Schedule: owner distributions are sent between the 15th and 20th of each month.
Fee Schedule: the Sagareus lease includes several fees designed to ensure tenant compliance with lease terms and to cover management costs for additional administrative tasks. Standard tenant fees are allocated as follows.
Paid to Property Manager: Application Fee, Late Rent Fee, Notice Fee, Return Check Fee, Change in Occupancy Fee, Failure to Provide Proof of Utility Transfer Fee.
Paid to Owner: Unauthorized Occupant Fee, Early Termination Fee (Lease Break Fee), Lost Key Replacement, Lost Garage Remote.
Recording Property Expenses: if you personally pay for an expense or make a purchase for the property, email a copy of the paid invoice or receipt to accounting@sagareus.com. This ensures the expense is properly recorded on your Owner Statement for tax deductions and year-end reporting.
Eviction Delegation: in the unlikely event an eviction becomes necessary, Sagareus delegates all legal notices and eviction proceedings to a licensed third-party legal team who specialize in landlord-tenant law. Sagareus coordinates directly with the legal team on your behalf and provides regular updates throughout the process. Owners are responsible for all legal fees and court costs associated with the eviction process.
A Sewer Capacity Charge (SCC) is a one-time, non-usage infrastructure fee assessed when a property first connects to the regional sewer system.
SCC is a capital infrastructure charge, not a metered utility. It is an owner responsibility, is not tied to tenant water or sewer usage, and must not be billed or allocated to tenants under any lease structure.
Agencies like King County do not permit third-party account management, so SCC accounts must remain in the owner's name. They cannot be transferred to Sagareus or to a tenant.
Sagareus provides one mailbox key to the residents at move in and keeps one key at our office as a backup.

A Construction Addendum applies when construction is planned on-site.
Sagareus offers tenants a standard $200 per month rent credit for the duration of the work.
When a communication requests your decision, please respond within 72 hours.
If we do not hear back within 72 hours, Sagareus will proceed with the recommended action plan outlined in that communication so your property never waits on a stalled decision.
Every unit must display a clear, permanent label on the unit itself, and that label must exactly match the unit designation used on the lease.
Matching labels keep leases, mail, utilities, vendors, and emergency responders pointed at the right door.
Fully Submetered: every unit has its own meter and is billed directly by the utility for exactly what it uses.
House Meter + Units Submetered: units have their own meters, plus a separate house meter covers shared areas like hallway lights, laundry, or irrigation.
1 Meter For Property: a single meter serves the whole property, so usage cannot be split by unit.
When a utility runs through a single meter or a single shared account, usage cannot be fairly split by unit. In that case Sagareus requires flat fee utility billing: tenants pay a set monthly utility fee as part of their lease.
This applies to every lease at the property, so shared utilities stay fair and predictable for everyone.
How The Fee Is Calculated: we pull the prior 12 months of actual utility bills for every shared utility, average them to a monthly amount, allocate by bedroom count across units, and round down to the nearest $5.
Reviewed Regularly: the fee closely reflects what residents actually use, and it is reviewed against updated 12-month actuals at every lease renewal and unit turnover.
Built-In Protections: the lease includes an EV charging surcharge and allows usage substantially above normal residential consumption to be passed through.
