Rent Payment
- Rent is due on the 1st of each month.
- Late Fees are applied on the 6th of each month.

Late Rent
Service Providers
Residents who are late paying rent are automatically enrolled in our Eviction Prevention Program. Our goal is to work with residents to prevent a formal eviction.
Residents have 3 options to resolve outstanding balance and prevent eviction.
If your late rent is a one-time occurrence, please complete the Outstanding Balance Resolution Form with an estimated date by which you will pay your outstanding balance in full.
- If the full balance is paid on or before this date, Sagareus will waive the late fee for the first occurrence.
- Log into your Resident Portal to view current balance.
- If you are concerned that paying in full will make next month’s rent late, a Payment Plan may be a better option.
If you can stay current on rent while making payments toward your outstanding balance, Sagareus will work with you to establish a payment plan.
To request a payment plan, please complete the Outstanding Balance Resolution Form.
Payment Plan Terms
- The outstanding balance will be divided into a minimum of 10 equal monthly payments or greater, until the balance is paid in full.
- Payments are due on the third Friday of each month.
- Residents must sign a Payment Plan Agreement to enroll.
- If a resident fails to make a scheduled payment or does not stay current on rent, the agreement will be canceled. At that point, the remaining options to avoid eviction are:
- Paying the balance in full, or
- Vacating the property
If you are unsure when you will be able to pay your outstanding balance, you may choose to terminate your lease and vacate the property.
This option allows you to:
- Maintain a positive rental reference from Sagareus for future housing opportunities.
- Apply your security deposit toward your outstanding balance.
- Reduce monthly costs while you work to stabilize your financial situation.
Terms for early termination are negotiable and considered on a case-by-case basis.
To request early termination, please complete the Outstanding Balance Resolution Form with your estimated move-out date. Sagareus Manager will contact you to discuss your options and provide a formal termination agreement.

Bad Example: "Sink is leaking"
Good Example: "Downstairs bathroom sink is leaking from the faucet. There is a constant, slow drip even when turned off."
Why: This allows our team to dispatch the correct vendor with the correct tools and materials.
For urgent issues, please call or text for the fastest possible response.
Urgent maintenance issues include:
- Active flooding or major water leak
- No heat in winter
- Fire hazards (e.g., broken heater, stove, oven, or exposed wires)
- Security issues (e.g., broken exterior locks or windows)
- Food storage/cooking issues (e.g., broken refrigerator or stovetop)
- No hot water / broken water heater
- Active rodent infestation

Roommate Addendum
Once approved, a Roommate Addendum will be prepared; All current tenants must sign the Addendum for the change to be processed.
Security Deposit & Last Month’s Rent
Security deposit and last month’s rent remain with the property.
Tenants are responsible for handling any reimbursement arrangements between themselves. Sagareus does not facilitate exchanges between roommates.
Seattle Residents
Immediate family members are automatically approved
Change in Occupancy Fee
A one-time $200 Change in Occupancy Administrative Fee applies to Roommate Addendum.
Seattle Residents are exempt from fee
To update your pet status, please either submit a General request through your Resident Portal with the subject line "Pet Change Request" or email mgmt@sagareus.com.
Want to add a pet? We will need to check your property's pet policy first. Pet policies vary by property, so please reach out before bringing a pet home. Most properties require Pet Rent, not an additional deposit.
No longer have a pet? Let us know and we will remove any Pet Rent charges from your account going forward.
Note: Support animals (ESA/service animals) are not considered pets and are always accepted with proper documentation. They are not subject to pet rent or deposits.
Sagareus does not get involved in personal disputes between roommates, including conflicts between current or former significant others.
Important to know:
- All roommates listed on the lease are equally responsible for the full rent amount
- Any internal agreements about who pays what are between roommates only
- We are unable to remove a tenant from the lease without their written consent and formal lease update
Subletting follows the same process as a roommate change.
- The original tenant is treated as the “exiting tenant”
- Incoming subtenant must complete the application and approval process

Misc Resident FAQs
Tenants are permitted to install TV wall mounts under the following conditions:
- All TV mounts must be professionally installed by a licensed and insured handyman or contractor
- Tenants are responsible for all wall damage related to TV åmount installation and removal
- Typical drywall repairs after mount removal can range between $600 - $1,000
- Avoid anchoring into tile, brick, or masonry (repair costs can reach $5,000+)
Please submit a maintenance request if you would prefer Sagareus coordinate a vendor for TV Mount Installation.
Allowed: Lightweight decor using small nails or tacks. This is considered normal wear and tear and will not result in a charge at move-out.
Allowed with warning: Shelves, mirrors, or heavy items that require screws or anchors. These installations often result in larger holes or wall damage. You may be charged for repair costs at move-out. Consider "Monkey or Gorilla Hooks" for least damage option.
Avoid anchoring into tile, brick, or masonry surfaces. Repair costs can reach $5,000 or more.
Home offices are always permitted. This includes remote work, freelancing, consulting, and other setups that do not involve regular visitors or unusual property use.
Businesses that require written approval include:
- Home daycares or child care operations
- Pet sitting or pet daycare services
- Catering or food production businesses
- Hair salons, massage therapy, esthetician services
- Any business that increases traffic, deliveries, noise, or impact to neighbors

Move Out
Process + Procedures
Please provide the required 20 days’ notice prior to your lease end date.
- Example: If your lease ends on March 31, notice must be submitted by 5:00 PM on March 11.
You may submit your notice through either of the following methods:
- Resident Portal
- Email us at mgmt@sagareus.com
Within your notice to vacate, please include your:
- Intended move-out date
- Forwarding address
- Any special instructions for your security deposit return
- Example: If the deposit should be split between two roommates, please provide clear written instructions to avoid any confusion.
Once received, our team will confirm your notice and ensure your information is documented for a smooth move-out and refund process.
A Sagareus Field Team member will contact you 1–2 weeks before your move-out date to:
- Confirm your scheduled move-out
- Install a secure key box
- Provide you with the key box code
When You Vacate the Property
- Lock all doors
- Place 1 front door key in the key box
- Leave all other keys, garage remotes, key fobs, and mailbox keys in a kitchen drawer
Please note:
- Vendors may begin turnover work as early as 8:00 AM the day after your move-out
- Locks will be changed, and any remaining items will be removed and discarded
If you need additional time to move, notify Sagareus as soon as possible. Delays of more than 12 hours will result in prorated rent being added to your ledger.

Sagareus Team Member will complete your move-out inspection on the same day or the following day
- Your presence is not required
Our Accounting Team will process your final move-out statement and security deposit refund within three weeks of your move-out date. The refund and itemized statement will be mailed to the forwarding address you provide.
To help protect your deposit:
- The home must be fully cleaned to management's satisfaction
- All personal items and debris must be removed, including items left near dumpsters
- All keys, mailbox keys, garage remotes, and fobs must be returned
Any cleaning, repairs, or trash removal required by our team will be deducted from your deposit.
If you are moving out prior to the end of your lease, please follow the same Notice to Vacate procedures. Because you are ending your lease before the original expiration date, you are responsible for:
- All rent due through the end of your lease term, or until a new tenant is secured, whichever comes first
- An early termination fee equal to two months' rent
Once your notice is received, our team will confirm next steps and provide a formal Lease Termination Agreement.
