Inspections allow managers and owners to make informed, preventative maintenance decisions.
At a Glance
Move In Inspection
Move In Inspection reports are created on move in date with tenant present. Move In reports are signed by tenants and are available to both owners and tenants via respective online portals.
Move Out Inspection
Move Out Inspection reports are created after the tenant has vacated. Move Out reports document damages and generate scope of work for turnover. After comparing with the Move In report, damage costs are deducted from security deposit.
Rent Ready Inspection
Rent Ready Inspection is created when turn over is complete; This is a final check to ensure property is move in ready and catches small items that may have been missed.
Annual Inspection
Each property is inspected annually and reviewed for annual maintenance needs, such as vent cleaning, gutter cleaning, or furnace servicing.
Wellness Check
On occasion, Sagareus will complete a wellness check on tenant if a complaint or other notice warrants concern.
Property Specific
Each property is different requiring specific maintenance tasks. Our inspection reports document all appliances and major systems to ensure nothing is missed.

Move In Inspection includes notes and photos of key issues:

Move Out Inspection
Sample Move Out Inspection Report
Completed once tenants have vacated property, typically without tenants present. Used to create work order for Turn Over & document deductions from deposit.
Move Out Inspection includes notes and photos of key issues:
- Life & Safety - Smoke/CO detectors, ingress/egress, loose wires, missing handrail, etc
- Asset preservation - vegetation encroachment, gutter/roof condition, mold/moisture level
- Deposit withholding - damaged walls/hardware, broken blinds, cleanliness
- General repairs - appliance conditions, broken lights
- Data collection - # of rooms, # of bathrooms, heating type, keys & fobs
Rent Ready Inspection

Once Turn Over work is deemed complete, Field Manager assigns Rent Ready Inspection.
This internal report is typically not seen by property owners. Report is used to catch small items before move in, ensure safety / cleanliness of property and double check work quality.
Annual Inspection

Every year, we inspect each property to identify any maintenance needs such as vent, gutter, or furnace cleanings.
This Annual Inspection also provides Sagareus the opportunity to uncover any issues that haven't been reported, assess the overall cleanliness, and check for any lease infractions like unauthorized occupants or pets.
Property owners will receive a detailed Annual Report that includes recommendations for preventive maintenance tasks.
Upon approval, we arrange for vendors to carry out these tasks using the same efficient process we employ for all maintenance requests.
